Q: Why do rental agents on listing websites ask so many personal questions?
Are some of these questions even appropriate to ask online, or should they wait until we meet in person?
A: It’s not too much.
It’s actually very normal.
Everything we ask has a direct impact on the owner’s decision-making process.
✅ Some landlords request full names to run background checks for any criminal records.
✅ Asking for a budget helps the agent know what you can realistically afford, so we can suggest properties within your range—or slightly above, as a gentle upsell. This way, we don’t waste your time with “palace-like” units that are out of reach. Every unit is priced differently depending on décor, location, and other factors.
✅ Some properties do not accept tenants from certain nationalities, such as Chinese or Indian.
✅ Some landlords have restrictions on occupations—for instance, they might not accept people working night shifts or those who livestream all day.
✅ Some ask about your workplace to assess job stability and reduce the chance of an early lease termination.
✅ Some units don’t allow pets, even if the building itself is pet-friendly.
✅ Not all condos include parking in the rent. Some landlords keep the spot for themselves.
✅ Some units have a strict limit of 2 occupants due to keycard access or building rules.
✅ Some clients only want to rent for 1 month, but most landlords require a longer commitment.
✅ If the move-in date is too far in the future (over 2 months), landlords may not be willing to hold the unit.
✅ Some units don’t allow small children due to potential damage risks.
✅ For foreign tenants, we may need to prepare documents like the TM30 in advance.
Every question helps the agent work more efficiently.
Even if the room you initially asked about is unavailable, we can quickly reach out to our network and find you other options.
Agents who don’t know anything about their clients are often seen as unprofessional or too disconnected to find a match.
Many agents won’t send room options to someone they know nothing about.
That’s why you might not get more listings from the agent you’re talking to.
And if you enjoy chatting with multiple agents at once and lose track of who you spoke to… that’s totally your call.
Agents deal with at least 10 clients a day—
A hundred different backgrounds, a thousand stories.
So when clients give clear info from the start, it speeds everything up.
One thing many clients don’t realize:
We get ghosted all the time.
Many people message us… then disappear mid-conversation.
There are also scammers pretending to be tenants.
Sometimes, if we only discover key info during the property viewing, it wastes everyone’s time.
When a client already has answers prepared, it actually makes agents like you more.
We’ll be more motivated to find you the right place.
Agents see these clients as serious, well-prepared renters.
And rest assured—your contact info won’t get passed around.
Agents guard client contact details like a cobra guards its eggs.
Only the agent you’re directly speaking with will have your info.
So you don’t have to worry about random sales calls.
Tenants have the right to choose a room,
But landlords also have the right to choose their tenants.
And when problems arise…
The first person who loses sleep is the agent.
